Licence Status

1

NZ Non-Bank Mortgages is a trading name of Fluent Financial, operated by Shou Limited. Shou Limited holds a Class 2 Financial Advice Provider licence (FSP1002589) issued by the Financial Markets Authority.

Nature and Scope of Our Advice

2

We provide financial advice on the following products:

Residential lending (mortgages and personal loans), KiwiSaver, and personal insurance (life, health, income protection, and disability cover).

We advise on products from particular providers only. These include bank and non-bank mortgage lenders, KiwiSaver providers, and insurance companies. A full list of providers is available on request or will be provided to you when the nature of your advice needs becomes known.

We do not provide legal or tax advice. We recommend you consult a solicitor or accountant for advice of that nature.

Fees

3

Our advice is provided at no upfront cost to you. In most cases, the lender pays us a commission when your loan settles, so there is nothing for you to pay out of pocket.

For some non-bank lending arrangements where the lender does not pay a commission, a fee applies on settlement — capped at 1% of the loan amount or less. We'll always confirm the exact fee in writing before you commit to anything, so there are no surprises.

A fee may also apply if you repay a residential home loan within 27 months of drawdown. Details will be provided before advice is given.

Conflicts of Interest and Commissions

4

We receive commissions from lenders when a mortgage settles and, in some cases, ongoing trail commissions at each anniversary. We also receive commissions from insurance companies based on premiums, and from KiwiSaver providers based on funds under management.

These commissions create a potential conflict of interest. We manage this by following a structured advice process that prioritises your circumstances and goals, researching suitable products across our provider panel to ensure our recommendations meet your needs. Shou Limited is subject to annual audit and compliance review.

Full details of commissions applicable to your specific situation will be disclosed to you before advice is provided.

If you are unhappy with our service, please contact our internal complaints manager:

Addison Dale Email: addison@nznonbankmortgages.co.nz Phone: 021 540 274

We will acknowledge your complaint within 2 business days and aim to resolve it within 7 working days.

If we are unable to resolve your complaint, or you would prefer not to use our internal process, you can contact our external dispute resolution scheme. This is a free and independent service.
